1. Meet your New Home Consultant

Your New Homes Consultant is a friendly face and house and land expert. They’ll work to understand exactly what you are wanting in your dream home. They’ll then help you to find the perfect block of land and floorplan to suit.

2. Understand your budget

Avoid budget blowouts by understanding exactly what you can afford. Boutique Homes’ in-house Resolve Finance are construction home loan specialists. They’ll work with you to understand your income and expenses, your borrowing power and the repayments you can afford. As part of this free service, Resolve Finance will also help you to find and secure the home loan that best suits your goals.

3. Find and secure your block

House and land packages are comprised of two separate contracts: you purchase land through the land developer and a home through the builder.

4. Pick your floorplan

If you don’t see a house and land package on the website that works for you, don’t stress. All house and land packages can be personalised to suit your lifestyle, block and budget, says Victoria.

5. Sign your PWC and pay your deposit

Boutique Homes offers upfront and transparent pricing. When you sign on the dotted line the price is fixed – even if the cost of materials go up.

‘Many builders will claim they offer upfront pricing, but fail to quote for factors such as site works, council requirements and bushfire provisions,’ adds Victoria.

 Once you receive your quote, you’ll sign a Preliminary Works Contract (PWC) and pay a $2,500 deposit. This deposit will give us the go-ahead to begin working on your plans and your formal contract.

6. Complete your Interior and Lifestyle Design appointments

7. Review final plans and sign your HIA

It’s time to review your final plans and sign your Housing Industry Association (HIA) contract. You’ll pay a five per cent deposit before all developer, council and building permits are submitted and materials ordered.

8. Begin construction

Once your land is titled and all developer and building permits are approved, it’s time to commence construction. You’ll be given regular opportunities to meet with your Site Manager on site and watch your new home come to life.
