Do you love your neighbourhood, but your home could use a refresh? Perhaps your family needs have changed or you’re looking to upgrade both the exterior and interior design of your home to suit your tastes? A knockdown and rebuild could be the perfect solution without having to engage an architect to create your dream house.
As part of the ABN Group, our team have been building quality new homes for more than 40 years. Our dedicated specialists and advisors are there to help guide you through the entire home building process.
It all starts with selecting one of our 35+ clever home designs. Offering an extensive range of options and premium inclusions, you can create a personalised result often seen in architect-designed homes.
“With many of our clients being second or third-time home buyers, we’re seeing a surge in those opting to knock down and rebuild so they can remain in the neighbourhoods they’ve become attached to,” says Richard Hobby, Knockdown-Rebuild Manager at Boutique Homes.
“People might initially consider renovating, but if that involves a new kitchen, new bathrooms and adding bedrooms, rebuilding can often cost less than a decent-sized renovation.
“And if you build, you get the whole home that you want, not just part of it,” says Richard.
Achieving a dream home doesn’t have to come with an exorbitant price tag with inspired designs and style expertise both part of the Boutique package.
“For us, design is much more than just how a house looks. We design to inspire, but we also design for liveability and function – getting the right flow through the home. We design for durability, using materials and construction processes that ensure the home stands the test of time. And we also design for affordability,” says Robert Nguyen, Boutique Homes Senior Designer.
“Guiding our clients through the selection of one of our curated designs, we can help them tailor their home to the way they live. Each of our homes has 12 to 15 design options and a range of floor plans to suit every lifestyle. People might want to add a butler’s pantry, a theatre room, a mudroom, or a master bedroom at the rear.
“While listening to what our clients want, through experience we also ensure the spaces in a home are in the right spot, that there are efficiencies of space, that room proportions are correct and the circulation and flow of the home feel right. We guide people to find a house that matches their lifestyle.”
As for some of our more popular knockdown rebuild façade choices? The Hamptons-style façade is really resonating with clients now, along with classic Georgian and French Provincial styles. “They have plenty of street appeal,” says Rob.
If you’re considering a knockdown rebuild, Richard suggests visiting display homes to gather initial ideas and inspiration, view the different floorplans and get an idea of the various facades, colours and materials that are available.
“We consider aspects like orientation – where will the afternoon sun be? Is there adequate access, is there any slope on the block and will the design comply with council regulations? We discuss all that with clients while they are deciding which home is best for them,” explains Richard.
“Another important element of working with a builder rather than an architect is that we can look after the whole process – from council planning applications and demolition of the existing dwelling to organising the build and quality inspections and providing the warranty once the home is completed,” says Richard.
Plus, all Boutique builds come with a 25-year structural guarantee and a 12-month Boutique Assist service warranty.
“We manage the process from start to finish, which creates cost efficiencies and removes stress for our clients,” adds Richard. “All they have to do is to look forward to moving in.”
